Two kinds of house share this peninsula in January: the year-round home with a long drive in a township whose median age is 58, and the second home that the township does not allow anyone to rent. Both need the drive open without someone standing there to ask for it.

Peninsula Township has about 6,200 residents and a median household income of $137,787, and nine in ten households own the house they live in. Nearly four in ten residents are over 65. Out here, long private drives are the rule rather than the exception — which makes this the plainest case in the market for a season contract: people who could manage a twenty-foot apron in town but not a drive many times that length, and who need it open as much for the furnace technician and the propane truck as for their own car.

Peninsula Township prohibits renting a dwelling for under 30 days anywhere outside commercial zoning. The fine schedule, adopted March 26, 2025, climbs from $500 to $750, $1,500 and then $5,000, and each day is a separate offense. The township’s 2024 draft master plan confirmed the prohibition.
The practical result is that a second home here has no weekend guests, no cleaner between bookings and nobody to notice a drifted-over furnace vent or a sagging eave. The township counts about 3,533 housing units against 2,843 households, so roughly one unit in five is not lived in year-round, and those owners are downstate and out of state. For them the contract matters less for how fast the plow comes than for what the contractor reports afterward: a timestamped photo of the drive and the roofline after every visit, the path to the propane tank kept open, and a call if something looks wrong. No NCEI snowfall normal exists for Old Mission, so this page does not print one. The nearest long-record stations are Cherry Capital Airport, at the base of the peninsula, with 101.4 inches a year, and Northport 2 W at the tip of the Leelanau peninsula across the west arm — also a bay tip — with 93.1 inches. Around this market the shoreline tips tend to record the least and the inland uplands the most, but a neighbor’s average is not a measurement.
What the peninsula does have is open water on two sides. West Grand Traverse Bay froze in February 2026 for the first time since 2019, and since 1980 it has frozen in fewer than 40% of winters; in a typical year the bay stays open and lake-effect bands can keep arriving into March. No snow ordinance turned up in Peninsula Township’s ordinance index. The public roads belong to the Grand Traverse County Road Commission, which runs 31 plow routes over 1,200 winter miles from garages in Kingsley and Traverse City. It does not clear the ridge its plow leaves across your apron (how the berm fits into a contract), and it does not maintain or plow seasonal roads from November through April — in its words, “Private landowners need to perform their own snow removal.” No list of seasonal roads is published; ask the road commission about yours, and see seasonal and private road contracts.
Grand Traverse County Winter Parking Ordinance No. 12 keeps cars off county roads and shoulders from December 1 through March 31, midnight to 8 a.m. And under MCL 257.677a, nobody may put driveway snow on the road or pile it where it blocks a driver’s view pulling out — a rule that reaches the owner who hired the plow as well as the plow.
